Baldwin County Monthly Housing Report: December 2018

ROBERTSDALE, Alabama – Jan. 4, 2018 – With decreased sales activity, sales prices and total inventory last month, it appears the housing market dropped with the New Year’s Eve Ball, Marlin, Pelican, and MoonPie.

Although there’s a slight decrease in these numbers, the market continues to stay steady, and homes are still sitting on the market for less time each month.

Baldwin REALTORS Multiple Listing Service (MLS) reports the total amount of residential active inventory in December 2018 was 2,896.

502 properties were sold last month, a decrease of about 7% from December 2017: 538.

Properties are staying the market for less days from 2017, as they have all year: decreasing 8% from 97 days last year to 89 days in last month.

December total sales volume decreased almost 12% this year, $136,666,765, from $155,213,760 in December 2017.

The average sales prices of residential properties in Baldwin County this month decreased 5.6% from 2017. Last year, the average sales price was $288,501, and this year, $272,244.
